Medical campus will create 230 jobs, with application for phase 2 €20m nursing home employing 90 people and 115 residential units to follow by year end
A key step in the biggest multi-use investment project on the north-side of Limerick has been taken with the lodging of a planning application for the first phase of the Ballygrennan Regeneration Development Site on the new Coonagh to Knockalisheen Road.
The initial application by the Whitebox development company involves a €40million UPMC owned medical campus, which will create 230 jobs, with construction – subject to planning permission – set to commence next year.
This will be quickly followed by a second application before year end for the next phase – a €20million, three-storey nursing home employing a further 90 full-time and parttime staff. The 90bed nursing home will run by one of Ireland’s largest private nursing home providers Mowlam Healthcare. The second application will also include 115 residential units, comprising 73 three and four bedroom houses and 42 two bedroom apartments. The residential element of the second phase will see a further €40million investment and 30 full and part time staff.
The investment is a three-way project between Whitebox, UPMC and Clúid Housing and will be project managed by Limerick Twenty Thirty, the property development company established as a special purpose vehicle of Limerick City and County Council to plan and develop key strategic sites in Limerick City and County.
The medical campus application lodged includes a 3,200sqm Day Hospital and four-storey medical centre 9,000 sqm medical centre.
This initial investment will trigger significant economic regeneration in this area of Limerick’s northside, as well as reduce waiting lists for the wider region through public and private patient care. There will be 200 jobs supported during construction of the facility.
Construction on the medical campus, planning permission allowing, will begin in Q1 next year, with the wider project, including first phase of the housing programme, set for completion in Q3 2026.

This is exactly the type of project that would have been envisaged when Limerick set out its regeneration programme in the mid-2000s and its benefits will be felt well beyond this particular part of Limerick and deep into the wider city and region.”
