LTT is seeking a Project Manager to successfully assist in the delivery of these sites.
This Project Manager will report to a Senior Project Manager within LTT.

Position
The Project Manager will require a full complement of construction project management technical skills, industry knowledge and expertise in delivering quality mixed-use schemes ideally with experience in both the public and private sector.
The Project Manager will be required to work within a multi-disciplinary team tasked with project managing the delivery of the Limerick Twenty Thirty work programme. This team will work with external stakeholders and joint venture partners. The successful candidate will be required to work on all stages of the projects from inception to completion. The work plan will be staged including:
- the management of complex stakeholder relationships and the sign-off of defined project objectives to form an agreed project brief
- the establishment of an overall project budget including all consultancy fees, construction and any other related costs
- the production of a ‘Master Project Schedule’ and scheduled reports on scope, budget and timescale delivery against “Baseline” targets
- the procurement of design team services
- the supervision of the design and procurement process through to project construction and final handover
The successful candidate will assist in the management of a number of projects and oversee their progress along the way in a timely and cost-effective manner and will be responsible for identifying and managing risks, monitoring performance, scheduling, budgeting, organisation, co-ordination, and implementation of the projects.
He/she will report to a Senior Project Manager or nominee.
Specific responsibilities:
Oversee and direct Limerick Twenty Thirty projects from inception to completion, including:
• Prepare effective project governance controls, in particular risk management, financial management and budgetary controls and procedures.
• Manage critical stakeholder relationships, establish defined project objectives and obtain “sign-off” to a detailed project brief.
• Establish an agreed project budget for consultants, construction and other costs, including an appropriate contingency fund based on identified risks.
• Establish a detailed project schedule with all internal and external parties committed to meeting required target dates.
• With the support of project stakeholders and project team members, produce a project “Risk Register” and “Risk Mitigation Plans” for all potential high impact risks.
• Carry out a capital cost project appraisal in line with Government guidelines
• Establish and implement an effective “Change Control” process and ensure that any proposed scope variations are properly authorised and managed.
• Produce monthly detailed financial appraisal for projects and progress reports comparing actual performance against the base-lined budget, timescale and scope. Report also on the management of risk and use of any allocated contingency fund.
• Ensure EU public procurement requirements are fully complied with
• Review the project costings as the cost plans are refined with the progression of detailed design. Ensure budget targets are maintained with immediate reporting of variance.
• Monitor the performance of all consultants/developers to ensure that all onsite and offsite construction is in compliance with specified standards and building and safety regulations.
• Co-ordinate and direct design teams and contractors
• Oversee contractual conditions of performance.
• Oversee design and work progress and monitor to ensure appropriate safety plans are in place and in operation.
• Co-ordinate between the various teams and stakeholders involved on each given project.
• Chair and record all client, stakeholder, design team progress meetings.
• Negotiate terms of agreements, draft contracts and obtain permits and licences.
• Ensure quality construction standards and the use of proper construction techniques and health and safety requirements.

The successful candidate will as a minimum demonstrate from their application that he/she possesses:
- Minimum of 5 years’ construction/project management experience
- A qualification at Level 8 in the National Framework of Qualifications in quantity surveying, engineering, construction management or similar.
- Proven experience in a similar client project management role with a demonstrable record of taking construction projects through from inception to completion
- Current full class B drivers licence and access to own car
Ideally the successful candidate will have:
- Project Management or Commercial post graduate qualification.
- Knowledge of public procurement legislation and processes
- Knowledge of project management and construction management processes
- A full complement of construction project management technical skills, industry knowledge and a track record/expertise in delivering quality mixed use schemes
- Familiarity with project management software e.g. Microsoft Project is essential and knowledge of risk management software
- Good knowledge of building regulations with particular awareness of environmental issues such as CO2 emissions and Government performance targets for buildings
- Proven written and verbal communication skills
- Demonstrable leadership and human resources management skills including competence in conflict and crisis management
- Experience in modular construction
- Experience in the role of Client under Safety, Health and Welfare at work (Construction) Regulations 2013
Salary:
Starting salary: € 73,603 rising with annual performance related increments
Annual Leave:
30 days per annum.
Hours of Work:
37 hours per week
